A purchase loan finances the home you are buying. The right program depends on how you earn, how much you want to put down, and whether you have a VA benefit.
Eligible VA buyers may put nothing down and skip monthly mortgage insurance. Other buyers may use conventional, FHA, bank statement, or asset qualifier loans.
Investors buying a rental can ask about DSCR loans, which look at the property's rent. We will say if your building does not fit.

Questions we hear
How much house can I afford?
The calculator uses a simple example. A real answer needs income, debts, taxes, and the program. We would rather be specific than cheerful.
Do I need 20% down?
No. Many programs allow less. VA purchases can be zero down for eligible buyers. Less down can mean a higher payment or mortgage insurance on other loans.
I am self-employed. Can I still buy?
Often, yes. Bank statement and asset programs exist for that reason. They have their own rules and usually higher costs. We will show those, not hide them.
Can you work with my agent?
Yes. If you do not have one, you can still start with us.
When do I lock a rate?
After you are in contract, in most cases. We explain the choice when it is time, not months early.
Rates change daily. Talk to a real lender, Mon-Fri, 9 AM-6 PM PT.
