A cash-out refinance, in plain English

What a cash-out refinance is, who it can fit, and the questions worth asking before you take equity out of your home.

A cash-out refinance replaces your current mortgage with a new, larger one. You pay off the old loan. The difference, after costs, can come to you as cash.

People use that cash for real work on the house, to pay down higher interest debt, or to cover a family expense. It is still a mortgage. The home is the collateral.

Questions worth asking first

  • What will the new payment be, including taxes and insurance?
  • How much of the cash is left after closing costs?
  • Does the new rate make sense if you plan to stay in the home?
  • Is a VA cash-out available, if you have a VA loan now?

A wholesale lender can put the payment, the cash, and the costs next to your current loan before you apply. If the numbers are not better for your plans, the honest answer is to wait.

This is general information, not a commitment to lend. Your credit, the home, and the lender's rules all still matter.
